Three separate cost streams, never one combined quote

A Kyiv renovation budget mixes three different kinds of money. We keep them on separate documents so you always know which agreement you are signing and which party receives the payment.

  1. Design fees, paid to the studio

    The measured survey, layout options, material schedule, rendered views and the working documentation set are invoiced by phaeroxis.com to you, stage by stage, against published fee bands. Nothing in this stream is passed on to a contractor or a supplier.

  2. Construction, paid to contractors

    You contract the building work directly. Contractors invoice you for demolition, masonry, plumbing, electrical runs and finishing, priced from their own measured quantities. We sequence the trades and check completed work against the drawings, but we do not execute or price the construction itself.

  3. Materials, paid to suppliers

    Tiles, sanitary ware, joinery, lighting and paint are bought on your own accounts. The material schedule gives specification, quantity and a plausible price band so you can compare supplier offers; delivery dates, warranties and payment terms stay between you and the supplier.

We take no commission from contractors or suppliers, so the design fee and duration estimate shows our work only. Package contents are listed under fee packages, and every figure is an estimate range, as set out in the estimate disclaimer.

Packages and scope

Three packages, each priced per square metre

Packages are bought separately and can be combined. Design fees are paid to the studio, construction to contractors, materials to suppliers. Every figure here is an estimate range, not a quotation.

  1. Estimate band: 280–520 UAH / m²

    Layout study

    Room-by-room plan options produced before any finish or furniture is chosen, so the layout is settled first.

    Documents included
    Dimensioned survey drawing, two alternative layout options, furniture placement plan with circulation widths.
    Coordination level
    None. Drawings are issued as files; site visits are not part of this package.

  2. Estimate band: 900–1,400 UAH / m²

    Complete design project

    The full design set: layout, surfaces, joinery and lighting resolved to a level contractors can build from.

    Documents included
    Layout set developed from the chosen option, material schedule with supplier references, rendered views of main rooms, working documentation set for demolition, partitions, plumbing and electrics.
    Coordination level
    Written site visits, four included; further visits quoted per visit.

  3. Estimate band: 6,500–11,000 UAH / month

    Renovation coordination

    Runs alongside an active site to keep drawings, schedule and trades aligned until handover.

    Documents included
    Site visit reports, contractor query log with written answers, revised drawings when site conditions change.
    Coordination level
    Weekly site visits, tendering support and review of contractor estimates. No construction works and no supervision sign-off.

Ranges assume standard ceiling height, no structural changes and one site in Kyiv. Use the fee estimator for a duration figure, and read the estimate assumptions before comparing quotes. Coordination levels follow the site stage sequence.

Every figure here is an estimate, not a quote

The ranges shown in the fee streams, the estimate calculator and the package tables are planning figures. They are built from visible assumptions about area, layout complexity and finish level, and they change the moment those assumptions change.

What to keep in mind

  1. Fees are estimates

    Design fees depend on measured area, number of layout options and the depth of documentation required. A binding figure is issued only in a signed studio agreement.

  2. Timelines are approximate

    Stage durations are averages from completed projects. Approvals, supplier lead times and site access can extend them, so no calendar date is fixed at planning stage.

  3. Visualizations are illustrative

    Rendered views communicate intent for arrangement, light and materials. Final shade, grain and texture of delivered materials will vary from any screen.
